Melrose Arch is a privately owned mixed-use development designed on the principles of New Urbanism. It has been an incredibly successful development which has grown since its inception over 20 years ago. TWP’s office was designed to be a slight departure from the most recent buildings that had become ‘background buildings in the precinct. The offices were designed as P-grade office space. Although the building was designed for a large single tenant, the planning enables the building to be subdivided into smaller tenancies should the market demand be for a number of smaller users.

The massing and design of the building took into consideration the stringent planning and design requirements of the precinct, along with powerline proximity considerations. Careful consideration was paid to the buildability of the scheme with careful co-ordination with the builders and project managers. The high quality of the public space at Melrose Arch was always of paramount importance. This building was intended to enhance the precinct’s exposure on the main M1 motorway.

The building opens up to the prominent corner, stripping back at low level to invite visitors in. The meeting rooms and ante room on located on the street edge, activating the corner late into the night on occasion. This civic response on the corner adds to precinct. The building was designed from day one to be able to be extended with an additional 2 floors. The decision was made and implemented half way through the build to add the additional floors.

The Planning of the building allowed for the inclusion of 2 atria. One was a 7 story dramatic experience with skylights and bridges, whilst the other was a more intimate 4 story internalized atrium starting on the 3rd floor. Each of which had their own distinct character and use.
